    Description

    General Conditions A. All work shall conform to the drawings and specifications, as prepared, and additional drawing details for specific conditions, as [sic] requested. B. The General conditions of the American Institute of Architects, latest Edition shall be a part of these Specis. C. The construction of this project shall be performed in two portions, the first shall be the complete framing in of the structure, walls, windows, roof framing and roofing, as well as the bearing partitions. Whereas the second portion of the construction shall be the completion of the building ready for occupancy. D. All work shall be performed in keeping with the County of Los Angeles building codes, and each Sub Contractor shall see to it that his work so conforms. E. All work shall be performed by licensed and insured sub-contractors. F. All contractors shall perform their work in an expeditious manner, and shall be responsible for the clean up of all their debris, and shall provide all of their own scaffolding. G. Check with Structural specification with in these drawings. Specific Conditions - First portion - shell of building 1. Preliminary, remove all debris and old building materials from the property. Establish property corners, and cutoff existing old water lines, and close existing cesspools with sand. Establish the sidewalk and curb lines and elevations.Provide temporary toilet facilities, construction water line, 110 and 220 volt electric power. Fences around excavation and the building during the construction to kk keep the neighborhood children out of danger. Obtain necessary permit. 2. Excavation - cut and fill. Remove debris and grass at building area, and fall to sub floor level with clean sandy soil, roll or tamp said fill in not more than 8 layers. Establish the building floor level at the rear porch entry to be four inches higher than the general grade level plus the 2nd layer of asphalt paving level. This general paving level shall be higher than the grade at the N.W. and N.E. corners of the building by approx 12'' so as to allow for a min of 12 '' in the slope of the rear parking area to the corners of the building. The grading at the front shall be such that the area under the Portico allows for the min. of steps at the entry. Thereby requiring additional fill at the front lawn area, to level off the front and bring the building down. Fine grade the building area so as to brain all water away from the building, and keep the water at the driveways to the cast iron grills, and piped to the curbs. Upon the completion of the footings, Fill tamp and puddle all sub-grade floor levels, for better working conditions. 3. Foundations: Dig all footings to below the natural grade of the sire! Have sharp clean footing trenches and where there is too much slope, step up footing trenches as necessary. Check layout for square. Top off footing shall be level within 1/4'' overall. Use owners lumber for footings, provide all reinforcing steel and steel dowels. Strip and clean foundation lumber, and repair all uneven surfaces of the footing while still wet. 4. Masonry: Use Chamco "Ridgelit" lightweight blocks, 8''x8''x16'' throughout, except at the front 9'-4' area, where 4'' high blocks are to be used. Follow the specific decorative blocks as requested by the owners at designated areas. Use a story pole throughout. All walls are to be level and Plumb. Provide saw cut, clean out the inspection holes. During the laying of the courses, clean each mortar joint interior where steel is to go. Adhere to the max. grout pour limit! Strike all joints both interior and exterior and point all holes, sack after tooling. Masonry sills for windows, and built up mortar, sloping to rear at parapet coping. Do not over wet blocks prior to use, and after the walls are up, wet walls for curing, but do not over wet! Provide all reinforcing steel, properly set, and overlapped. Steel bols and ties are to be provided by the owners but set by the masonry. Provide own scaffolding. Mortar Mix: 1:2:1/2 with NO lime, very little fire clay and use Red Label Seconum as per Mfg's specifications in the entire mortar mix. Grout mix: 1:2:3 using pea gravel, not too soupy just wet enough to pour well, vibrate rods in each grout area during pouring and allow to set a few minutes and vibrate again, than fill top of column to level. No chipped or cracked blocks shall be used, all cuts shall be made on power saw. Mortar shall not be allowed to sit around and than revived. Fresh mortar shall be used only. Stone veneer at fireplace shall be according to the selection of the owners, and application shall follow the instructions of the designer at the job. No rusty reinforcing steel shall be used. Column steel shall be properly tied and placed. Care shall be taken in placing of all bolts and errors shall not be allowed, consult and ask if in doubt. Install all windows and door frames. 5. Lumber: Construction grade throughout, with select structural on all exposed beams. Kiln dried lumber for the portice roof sheathing and yard dried for all beams. All lumber not meeting up to the grade specifications shall be rejected from the job. Use treated lumber for all sills. Simpson 2'' roof Slabs throughout except at portico and under the Equipment roof area. Nailed and glued as per Mfg's Specifications. 6. Carpentry: All work shall be true and plumb, and square. All bolt holes tight and the bolts hammered thru. All nailing up to the building dept requirements. 7. trussels and Laminated Beams: Mfg'd by others installed by same. 8. Sheet metal: provide 26 g. Galv. Iron sheet metal coping at top of wood walls, Roof gravel-stucco-drip stops. Scuppers, flashing and counterflashing at chimney, other flashings, ties. Overflows. Roof jacks. Vents. 9. Roofing: Provide three hot mopped layers of 30lb felt paper, mopped to the Simpson board and nailed to the roof wood sheathing. Felt paper shall be progressively laminated one third width at a time. Place green colored gravel in all front slopes that are exposed to the street, and gray pea gravel on all other areas, use 250lbs to the square throughout, and use graduated sides of green rock from 1/4'' to 2''. Rock shall be non-water absorbent type. 10. Glazing: Provide glazing at windows and temporary covers at doors to close in the building upon the completion of this phase of the construction.
